										<content:encoded><![CDATA[<p>The owner of this detached property commissioned our practice to design her a two storey annexe extension. The garage was demolished to make way for the new annexe which comprises of a living room to the front, downstairs toilet, kitchen, dining and garden room to the rear with two bedrooms and a bathroom at first floor. The annexe is connected to the main house by an internal door. We also replaced a living room window to the main dwelling with bi-folding doors. The annexe was design to compliment the existing house with external materials to match.</p>

										<content:encoded><![CDATA[<p>We obtained planning permission to replace a small countryside dwelling with a 6 bedroom detached house and two storey barn. The house is a highly insulated timber frame construction with an external brick skin. Solar roof panels heat the hot water and the house has underfloor heating installed throughout. The house contains contemporary interior features such as a radial staircase within a two storey height living room and marble flooring throughout the ground floor. The cedar boarded barn is attached to the house via a glazed walkway.</p>

The loft space was converted into two bedrooms, a shower room and storage space. To achieve the loft conversion all roof truss members were removed and the rafters supported by steel beams.</p>

			<p>We extended this detached property with a two storey extension at the front and a first floor extension at the rear.  Our client wanted help remodelling the property, altering the style and appearance of the property by replacing the mansard roof with a pitched roof and by cladding the brick external walls with a cream weatherboard, grey render and grey windows. Our client returned a few years later wanting a single storey rear extension with glass roof over and balcony serving the rear bedroom. Design and construction drawings and planning and building regulation approvals were all obtained by our team. The property has undergone a major transformation.</p>

			<p>We extended this small rural workers cottage from a 2 bedroom property into a 4 bedroom family home. The ground floor accommodation included an open plan kitchen, dining and living room with a separate playroom for the children, boot room and W.C. At first floor we designed two new bedrooms and a family bathroom. The existing garage was demolished and a new cart lodge style timber frame garage with workshop built on the side.</p>

Future accommodation has been supplied in the attic providing some flexibility of use. Solar roof panels and a heat pump provide hot water and under-floor heating. An irrigation system utilising storm water was designed for the garden.</p>

										<content:encoded><![CDATA[<p>We were appointed to design an open plan kitchen dining extension at the rear of the property which incorporated the existing utility room which originally was the old outhouse. The rear extension has a flat roof with roof lantern and aluminium bi-folding doors opening out onto the garden. We retained the pan tiled pitched roof to the outhouse and vaulted the ceiling inside to create a light open modern space. Existing walls and ceilings were thermally upgraded to meet current standards. We also converted the existing kitchen into a utility with w.c. at one end.</p>
